Answers Before the Tour
The specs, the ownership structure, and how access works. If something here is not covered, call Jodi and ask directly.
The Garage
Can I fit an RV and a boat?
The garage is 16 feet wide and 40 feet long, with a door opening 13 feet wide by 14 feet high. That takes a single large rig (boat on the trailer, or an RV) with room to work around it.
Is the garage climate controlled year round?
Yes. The garage and loft run on a mini split, which comes with a remote. The first-floor living area, stairwell and second-floor bedroom run on a conventional HVAC system. Both are set to the temperature you choose and shut off on their own once they reach it.
What flooring and fixtures are included?
Every garage comes standard with an oversized ceiling fan and a remote-controlled overhead door, plus an optional access ladder from the garage to the loft. An epoxy garage floor is an upgrade: Base Camp 1 includes it, and Base Camps 2–6 can add it.
The Suite
How many bedrooms and bathrooms?
Each Base Camp has two bedrooms and one full bathroom. One bedroom and the bathroom are downstairs, with the second bedroom upstairs. The bathroom has a walk-in shower (no tub) and the laundry closet. The loft can take extra sleeping if needed.
What comes finished versus what do I furnish?
Every suite comes finished with shiplap accent walls, quartz countertops, marble tile, glass shower doors, luxury vinyl plank flooring, under-cabinet kitchen lights, premium cabinetry and keyless entry. Cabinet hardware and bathroom fittings such as towel racks are included but not yet installed, and an allowance is provided for hardware. An appliance package with a stackable washer and dryer is an upgrade: Base Camps 1 and 2 include it, and Base Camps 3–6 can add it. Furnishings and décor are not included. Interior photography across the site is virtually staged and illustrative only; actual finishes, features and conditions vary by unit.
Ownership & Reserving
How does ownership work?
Like any condo: your garage and suite are yours. Units start at $519,400.
Why do the prices differ between units?
Features, not position. Base Camp 1 includes an epoxy garage floor and all appliances. Base Camp 2 includes all appliances and can add the epoxy floor. On Base Camps 3–6, both are available as upgrades. Every unit is the same 16' × 40' climate-controlled garage on the same gated site.
Are there HOA fees or ongoing costs?
HOA fees are $400 a month. They cover septic and water well maintenance (there is no separate water or sewer bill), property and building insurance (including hurricane, windstorm, flood and liability), site electric, the ice machine and ice, security and IT upkeep for the gate, cameras and keypad, landscaping, building inspection and maintenance, pest control, trash, legal, CPA and admin fees, and reserves. Owners pay their own unit's insurance, electric and internet.
Security & Access
What security is in place when I'm not there?
The site has 24-hour camera surveillance and gated access by remote or keypad. Your boat, tackle and gear stay locked in your own garage rather than in a shared facility.
How do I access the property?
Any time. There are no time restrictions: the gate opens 24 hours a day by keypad or remote. The garage door is remote controlled.
Location
Is the property on the water?
No. It sits in Aransas Pass, under 5 miles from the Cove Harbor and Conn Brown Harbor boat ramps, and close to Redfish Bay, Aransas Bay, Corpus Christi Bay, Rockport and Port Aransas.
